Common Site Work Issues to Avoid

When you want to build a new home, the first thing that needs to be in place is the land that you'll build your new house on. With that said, there are a plethora of issues to watch out for, even just when it comes to site work. Unforseen site work problems can easily cost the home owner thousands of dollars before ground has even been broken. Check out a helpful list, below, to help you avoid running into problems regarding site work.




✓ Is the lot buildable? - It's not illegal to sell someone a lot that isn't "buildable." Or, the land may contain restrictions as to what can be built on it. You might want a 5 bedroom house, but the restrictions only allow a 2 bedroom. 

✓ Are there any liens, rights-of-way, easements, covenants, or other deed restrictions or encroachments on the property?

✓ Is there adequate access for construction equipment? You need to have room to build. Trees, bodies of water, etc., can get in the way of building if you can't get the right equipment on site.

✓ Water & sewer connection fees (for municipal systems) can cost up to hundreds to several thousand dollars

 Insurance rates can be higher near water, in flood plain,  in high-wind zones, or far away from a water source or pressurized hydrant for fire protection. Fire protection is not always available in rural areas.

An asphalt driveway can be a real luxury if you're used to driving on rocks or dirt; however, asphalt does require a little extra work. There is no secret time you should seal your driveway, but the typical suggested time to wait is three years. Depending on how you use your driveway and where you live, you will want to adjust your timing accordingly. Follow these tips to seal your driveway successfully!
