Home buyers will always make sure they are not over-paying, so you need to do your part too, and make sure you're not asking for too much. Sometimes, sellers have the idea that they should list a higher price because there will be counter offers. This method will only send interested buyers walking, and buyers are likely to believe that you are unwilling to negotiate. On the same train of thought, you want to be sure that you are not too far under what you should be asking. Buyers will be sure to jump on your deal, but of course you don't want to sell yourself short, either. The best way to find out how you should list your home is to have it appraised. If you use this method, you will have the most accurate estimate, and will be more likely to sell your home for the right price, and in the right time frame. 

2. Market your house

Selling a house is a business transaction, so you need to treat it that way. In other words, it's not going to sell itself. You have plenty of competitors and buyers have other options, so you need to stand out. Part of standing out is being noticeable. If all you do is stick a FOR SALE sign in your front lawn, you are not marketing. Now-a-days, most people are looking to the internet to find a home, and if they are interested from that point they'll take an in person look. So, first and foremost, you need to list your home on popular real estate sites such as Realtor.com, Truila.com, Zillow.com, and Craigslist.org. 3. Improve exterior & interior

There are several improvements that you can make inside and outside of your home that can make a huge impact when hooking an interested buyer. Pressure washing your home, re tarring your driveway, adding in some landscaping, and even planting a flowerbed can all work wonders when it comes to making your home more appealing to buyers. Additionally, you'll want to make sure everything in and around your home is tiny and clean, and you'll want to fix any broken or worn areas of your house.

4. De-personalize 

Buyers do not want to live in your home, they want to envision their home. Color schemes throughout your home should be fairly neutral with colors like cream, tan, and pastels. You'll also want to take down any photos of you and your family. Anything that is considered personal will make it harder for the buyer to buy into. For instance, if your kitchen has an Italian theme fine, but put away anything you can to hide that personal preference. It's best to give a blank slate to your potential home buyers.

5. Up your curb appeal 

If your house doesn't look appealing to the eye from the outside, no one will want to come inside. Make sure the house is cleaned up from the outside. This might mean moving your trash cans and recycling bins to the backyard, mowing the lawn more, and even watering your grass and plants more. To make your house more aesthetically pleasing, hang some hanging baskets or put a seasonal wreathe on your front door. It doesn't cost a lot of money or take a whole lot of effort, but a little extra frill can go a long way!
