1. Price Your Home Right – Sellers often think it is best to start with a high asking price and when the home fails to sell they decide to lower it. If the price is too high, many potential buyers will stay away, assuming that you are not that serious about selling your home or that you are not willing to negotiate. It is a risk but it in today’s market the best strategy is to find out what your home is worth, then take 15 to 20 percent off the price. Believe it or not you will get bids from multiple buyers and most likely their offer will be above your asking price.

2. Make Improvements – No one says it is necessary to do major, expensive home renovations before you list your home for sale but you can do minor repairs that refresh your home and attract a buyer. Some updates that are easy, affordable, and can be done in a weekend would be replacing your fixtures, tightening loose doorknobs, fixing the leaky faucet, and throwing some fresh paint on your walls. These little touch ups can make a significant impact on the overall feel of a room. All in all, you want your home’s appearance to fall within the current market conditions and reflect what’s in style.

3. Enhance your curb appeal – Curb appeal is everything. Don’t spend all of your time indoors, set aside time to make sure your home’s exterior is in immaculate shape. For those who are interested in your home they will do a drive by first, often deciding if they want to tour the inside. You can make a big difference by keeping the walkway clear, trimming your shrubs, weeding your flower beds, washing the front windows, repainting or staining the porch or updating your mailbox.  Add a special touch that will appeal not only to potential buyers but also your neighbors by hanging a wreath on your front door.

4. De-clutter & De-personalize – Buyers should focus on how beautiful your space is, not the clutter. No more stacks of mail on the kitchen island or collection of shoes at the entry or mudroom, you must de-clutter. Anything that detracts from your home’s amazing features you want to banish. When selling your home, one of the most important things to do is de-personalize it. The more personal belongings you have in your home, the less potential buyers can envision themselves and their family living there. Pull the family portraits off the wall, pack away personal keepsakes, and stow away any memorabilia collections. You may think of putting all of these things in storage. Remember, the fewer things there are in the home, the larger it will look and feel.

5. Make your home visible & available – Typically, your agent will provide these services, but it doesn’t hurt to double-check that your listing is on Zillow, Trulia and Realtor.com. You will also benefit from showcasing your home on social media. Then, when potential buyers seek out your home, make sure it is available for them to view. The more flexible you are about showings, the more people will be able to tour your home. Potential buyers will want to visit early in the morning, at night and on weekends, with little notice so be ready. Lastly, when your home is being shown leave the house. Let the visitors roam around and discuss the home’s pros and cons candidly.
